Presentation of Property
We implement a complete marketing program for your property. Items included

Brochures - A complete, detailed professional sales brochure
of your farm, highlighting the property features, will be prepared. Information
such as detailed soils maps and analysis, aerial photos and topographic
maps, to name a few, are included. We provide these brochures to interested
potential buyers and other brokers.
Signs - We place "for sale" signs on the property to help potential
buyers locate your property.
MLS Network/National Contacts - Your property will sell for
the best price and terms when it is exposed to other brokers who may be
representing buyers. All information is channeled to other brokers through
our firm so that your property information is always current and professionally
prepared.
Advertising - Our advertising program helps ensure that your
property will get the greatest exposure to potential buyers.
Phone Calls - We are available by phone with a 24-hour recorder,
toll free phone line, mobile phone, and regularly take and make at home calls to be in
touch with you and potential buyers. In addition, we are available by electronic
mail and facsimile machine.
Showings - Your property will be shown to potential buyers
whenever they want to see the property. We can schedule this through you,
if you desire, so as not to inconvenience anyone in the transaction.
Computerized Network - We expose your property through a computerized
network of potential buyers and investors who are looking for properties,
including those buyers looking through other brokers. The latest technology
is used to locate buyers for your property. Our state, national, and international
network gives you the ultimate exposure for your property.
Farm-Oriented Contracts and Negotiating
Our contracts are farm-oriented and approved by the Illinois Association
of Realtors legal counsel so that all aspects of a farm transaction are
covered. As your Designated Agent, you can be assured that your position
is always represented in negotiations.
Buyer Financing Assistance
Sometimes potential buyers are not aware of all sources of land financing.
We can provide buyers with information on financing sources to facilitate
a sale for you.
Prompt, Efficient Closings
As your Designated Agent, we coordinate the closing. We handle all details,
working with your attorney, so that the transaction is closed in an efficient
and trouble-free manner. We keep you fully informed of the progress toward
closing with regular communication. A closing statement is provided for
your review prior to closing.
Purchasing Property
For those looking to purchase land, we can also provide a Designated Agent
to represent you in the process. We help you find the property you desire
